NOTICE OF VACANCY

MARSH GIBBON PARISH COUNCIL

Local Government Act 1972- Sections 87 and 89

COUNCILLOR CO-OPTION

Further to the notice advertising the parish council vacancy, Buckinghamshire Council have confirmed that they have not received a request for an election and have advised that Council can proceed to co-opt to fill the position.

The Parish Council has now co-opted Les Cross onto the Council.

 

POSSIBLE FUTURE DEVELOPMENT

The Parish Council would like to make all residents aware of an approach that has been made by a land agent, Catesby Estates based in Rugby, Warwickshire. They are seeking outline planning permission on behalf of their clients for the development of agricultural land behind Station Road/Millfield Avenue and Little Marsh Road for residential purposes. The proposal would be in the region of 100 homes and encompass a variety of housing types.  As a land agent Catesby will specifically seek to gain outline planning permission for the site before selling to a developer who will submit a further detailed planning application. For clarity, this land is not owned by the Ewelme Trust, as with previous development and is being brought forward by private individual landowners.

As a Parish Council we have met with Catesby Estates on Tuesday 26th March 2024. We felt that this was necessary to establish their plans, timelines and thought process before feeding back to the village. We have stressed the importance to Catesby that they should consult with the residents of Marsh Gibbon before any planning application is submitted, they have agreed to this and will be holding an open evening at an exact date TBC. Catesby have also advised that they will continue to develop their plans and look to present a more detail proposal at the consultation evening.

Until a planning application is submitted then there is no way for any consultee to support or object to this proposal. However the Parish Council does not feel that these plans, as they currently stand meet the necessary conditions for development outlined within the Marsh Gibbon Neighbourhood Development Plan or the Vale of Aylesbury Local Plan (VALP)

We have provided the initial plans, which Catesby are happy for us to share as well as the link to the information on their website which can be found here Below is also a timeline of activities that Catesby will be working towards, once we have further information on this and an exact date for the consultation, we will inform the village.

Our next Parish Council meeting will be held on the 9th April at 8pm, whilst we are always happy to hear from members of the village on local issues, do bear in mind that we will not have any further information or comment on this specific topic. However, do rest assured that we have engaged with our local county council representatives and other stakeholders to ensure we have the best information available.

Initial Timelines

April 2024 - Further ecological surveys to be conducted on the site

May/June 2024 – Catesby consultation with the village

July/August/Sept 2024 – Consultation feedback to be reviewed and amendments to plan made

Oct/Nov 2024 – Outline planning application to be submitted
